Basement Waterproofing Service
Basements were designed over 100 years ago with the intent to add more space to a home. What we know of basements in the Dallas – Ft. Worth area is that they flood, they leak groundwater and contain high humidity. In addition, basements also sometimes contain mold within the walls because most basements are unconditioned – unlike the rest of your home.
We have designed an effective system to prevent and eliminate flooding, rising groundwater and high humidity in your basement. After having DFW Crawlspace install Guardian Perimeter Drainage System, this will enable you and your family to enjoy your basement as usable space.
Water is a foundation’s #1 ENEMY!
Here are two MAJOR reasons why basements get WET:
(1) The home was not constructed with a basement waterproofing and/or sump pump system.
– or –
(2) A previous interior or exterior waterproofing system has failed.
Both situations can allow water to build-up around and underneath your home. When this happens, it’s just a matter of time until water finds its way in!
Just a few inches of water in your home could cost you thousands. In fact, according to floodsmart. gov, a flood in your home could cost anywhere from $10,000 up to $50,000, depending on the amount of water and the size of your space. Not to mention the loss of personal items that may not be able to be replaced. But, prevention is key to saving you money and providing the peace of mind your family deserves.
There are a lot of options when it comes to waterproofing and repair. But, not all systems are created equal.
Water Sealants: Will not prevent water seepage! This band-aid approach only provides temporary relief. Sealants are meant to be installed in conjunction with a basement waterproofing system, like GUARDIAN®.
Exterior Excavation: This is the most disruptive method of all. To do correctly, the full perimeter of the basement must be excavated. That means flower beds, sod, trees and shrubs, fences, porches and decks, concrete and sidewalks all need to be removed. It’s a huge mess!
Traditional Interior Waterproofing Systems:
Many of these systems work well by carrying water to the sump system without hassle. But, if your basement starts to experience water problems, traditional “beside the footing” drain systems can be time-consuming and disruptive to install. This leads to extended work times, additional demolition, and costly delays.
THE PROBLEM
(1) WATER COMES INTO YOUR HOME FROM THE WALL
This is the most common way that basement water seepage can occur. With a poured concrete foundation, water can become trapped where the wall, footing, and basement slab meet, causing water to flow from the base of the wall, into the basement.
Concrete block walls can be even worse! Water can build-up inside the hollow cores, leaching and literally sweating into the basement. Mold and mildew growth on the wall can be a nasty side effect of this condition.
(2) WATER COMES INTO YOURHOME FROM THE FLOOR
Another way that water can enter is by rising through cracks in the basement floor. Sometimes indicating a high water table, this condition can only be relieved by installing a system that collects, controls, and pumps water away.
THE SOLUTION
The GUARDIAN® Interior Waterproofing
System solves leaky basement problems, FOR GOOD! GUARDIAN® collects water seepage right where it occurs, the wall/floor joint. Unlike other “on-the-footer” systems, GUARDIAN® has an open-back design that will never clog or restrict water flow. It effectively channels water to the sump pump system as quickly as it enters the basement, reducing the saturating effect that leads to high relative humidity and musty basement odors.
Other waterproofing systems require a lengthy installation time. But, with its compact size, the GUARDIAN® is designed to install quickly on the footing, which limits the amount of concrete that needs to be removed and replaced, thus reducing the amount of demolition and labor needed.
GUARDIAN® is the ONLY system with a gasketed rear wall flange, helping to create a better seal from water evaporation. For a healthy and dry basement, ask for The GUARDIAN® Interior Waterproofing System, TODAY!
The system consists of these products :
- Guardian Perimeter Drainage System : Once we have removed a full perimeter of concrete, then we install the Guardian Perimeter Drain. The Guardian Perimeter Drain collects basement water seepage right where it occurs, the wall/floor joint and sends water straight to a pump system.
- Stone :Rock that is designed to help filter water to the system and used for leveling.
- Sump Pump Basket : A half inch plastic perforated basket that collects drainage water from the Guardian System, then pumping over 5 gallons of water per pump helps eliminate any flooding from occurring. Water is discharged out and away from the property.
- Concrete layer : A thin concrete layer will be installed over the system allowing you to have new floors installed on-top of our system.
